Summit County has a wide range of dream properties available at any one time. The trick is to match your particular desires with the current market, by putting you in precisely the right place at the right time. For that, we need experience, resources, a solid strategy, and a clear grasp of what you really want.

Before I show you anything, I want to know exactly what you'll be most thrilled with. So we'll start with a meeting. If you're out of town, a long phone call, perhaps.
A long discussion at the outset helps find the right home faster. We'll talk about you. About the market. And about your financial capabilities. Breckenridge and the rest of Summit County offer many great opportunities where these three factors intersect.
If you're not familiar with the process of buying real estate, you can relax. I'll outline the entire process at this point. And if you're very experienced at it, we'll get along great, because so am I. Practices vary from region to region, and I'll quickly bring you up to speed on how it goes in Summit County.
We'll talk about what you consider essential. What's a deal-breaker. Maybe you have plans for growth. Whatever your hopes and needs, now is the time to identify them.
Then we'll develop a precise picture of what's available to match them.
I'll do a market analysis configured to what we've just discussed. The market will include my exclusive listings, the current RE/MAX portfolio, properties in the Multiple Listing Service, and more. We'll look at the market history, and talk about the future. If you're not already very familiar with the Summit County real estate scene, when you leave my office, you will be.
Bring all your financial data to this meeting.
I'll make sure you're familiar with the mortgage pre-qualification process. To match you with the best home you can afford, we need to be realistic about your capabilities. But being realistic doesn't rule out imagination. If it will enhance your options, I'll discuss various financing possibilities, and I can introduce you to eager mortgage lenders.
Then get yourself pre-qualified for a mortgage right away. Because I'll be working rapidly for you, and when it's time to make an offer, you should be able to do it without delay.
Right after our meeting, it's time for me to go beyond the listings, which are only short "snapshots," after all. I'll dig further into likely prospects, make calls, personally inspect, work my networks, and watch all these sources for properties that just came on the market.
I continually go to brokers' open houses, and have a wide range of personal contacts throughout Summit County. My activities in Breckenridge civics, in the business world and in community organizations brings me into regular contact with people of many interests, and I often hear of opportunities before others do.
As I find candidates, I'll communicate them to you immediately, to get your feedback and fine-tune my search. My goal is to show you your favorites first.
When I find a hot prospect, I'll want to show it to you as soon as possible. So if you're a local resident, please be ready to fit it into your schedule right away, too. I value your time, and you can be sure it will be a contender.
Even if it's not "the one," there's value in checking into it as soon as possible. We can talk about what you liked, what you didn't, which further fine-tunes the process. If you have a concern, let's examine it. If you've looked at more than a few homes and none of them are right, let's revisit your financial capabilities and your expectations. There are no negatives. Only things that help guide us toward your dream.
If you're not local, I'll keep in touch with you just as closely, but, since you can't just run over and look at a property, I'll do everything I can to keep the opportunity open for you to evaluate it as soon as you can. Sometimes I view a property by proxy, emailing you a robust set of photos to help you evaluate the property and gauge your interest level.
Finding the perfect property was the fun part. Now, I'll work with you to make the rest go smoothly and surely, with as little suspense as possible. Acting as your agent, I'll work closely with you, always putting your interest first.
We'll draft a contract beforehand, one you'll feel comfortable with, and after making any changes or additions special to this seller or property, I'll present it to the listing agent. I will work to get you the best possible deal, within the guidelines you set. I'm a veteran of hundreds of successful real estate negotiations, using skills further honed by my community involvement. But you know what? Thanks to having done our homework earlier, odds are the contract will be accepted outright. Now it's time to set up a schedule!

There probably won't be a meeting at closing. In Summit County, most closings are done by overnight delivery of papers. I'll manage that for you, too.
If you've been involved in real estate closings elsewhere, you may find this one surprisingly simple.
My services don’t stop at closing. I'll provide you with the information you may need for moving companies, utilities, local retailers and other providers. I'll introduce you to the community and maybe even neighbors I know near you. If you're relocating, I'll introduce you to the rest of Summit County.
